Lease Terms & Renting

Madison Mallard Creek offers flexible lease terms ranging from 9 to 15 months, depending on availability and daily pricing.

Our leasing fees are:

  • Application Fee: $75 per screened applicant 

  • Administrative Fee: $250

  • PEP Discount: Pay full app + admin at application and receive ½ off both fees credited back at move-in

Security deposits depend on screening results:

  • Standard Approval: $300

  • Conditional Approval (Mid-Level Credit): $600

  • Conditional Approval (Low-Level Credit): One month’s base rent

  • 1GB Internet and access to Spectrum Community Stream TV package: $85/month

  • Valet Trash: $32/month

  • Pest Control: $5/month

  • Tenant Liability Policy: $14/month (Via Popic Captive Solutions)

  • Water/Sewer: Billed through RUBS and added to your statement. May vary monthly

Residents are responsible for:

  • Electricity: Must be set up by the resident

  • Water/Sewer: Set up by the property and billed monthly via RUBS

1 GIG Internet and TV Streaming package provided through Spectrum at $85/month, required for all residents.

Renewal offers are sent approximately 90 days before the lease end date. Rates follow current market pricing. A 60-day notice is required if not renewing.

In addition to providing and fulfilling a 60-day notice, we do allow early lease termination. Lease termination stipulations apply.

Maintenance & Repairs

Yes — Should you experience a maintenance emergency, call the office line and follow the prompts to page out maintenance. Routine work orders may be submitted online through the Resident Portal or by  calling the office line, and following the prompts to page out maintenance.

Examples include:

  • Major water leaks

  • Fire hazards

  • Sewer issues

  • No heat/AC during extreme weather

  • No running water

Written approval is required before making any modifications. Painting is allowed but must be restored to original color at move-out.

Pets

Yes — our community is pet-friendly.

  • 1st Pet Fee: $350 (move-in)

  • 2nd Pet Fee: $150 (move-in)

  • Dog Rent: $20/month for each dog

  • Cat Rent: $20/month for each cat

  • Max Pets: 2

  • Non Registered Pet Fee: $500 paid in addition to normal fees

  • Pet Waste Fee: $150 first offense, $300 Second offense and after

Breed restrictions apply.

Touring & Application Process

A valid photo ID for each adult visitor.

Applicants must earn 3x the monthly rent. Accepted proof includes:

  • NOVA verification

  • Offer letters

  • Three months of bank statements

No. All leaseholders must individually qualify.

Yes - it is refundable upon move-out, subject to any applicable charges in accordance with the Lease.

Yes we do.

Rent, Payments & Insurance

Rent is due on the 1st of each month.

A 5% late fee is applied on the 6th.

Rent can be paid through the Domuso Portal or via bank bill-pay.

Yes — residents must maintain $100,000 liability coverage.
Coverage is through the property for $14/month.

While not required, residents are auto enrolled into a personal content insurance program with Worth Ave. Group at $4/month for $5k coverage. Worth Ave. Group also offers a $10k coverage at $6/month if interested. Residents are given the option to opt out of the personal content coverage if they wish. Additional information on these policies is available upon your request.

Yes — $35 per returned payment.

Guest & Occupancy

Residents may bring up to 2 guests into amenity spaces. Guests must be accompanied at all times. Overnight guest stays allowed up to 7 consecutive days or 14 days/month.

Long-term stays require management approval and may require the guest to be added to the lease.

Yes — minors staying long-term must be listed as authorized occupants even if only staying seasonally.

Parking, Storage & Amenities

No — parking is open and unassigned.

Yes we offer garages for rent at $150 per month. We currently do not offer storage units.

Yes:

  • Duplicate Key: $5

  • Replacement FOB: $75

  • Garage Remote Replacement: $150

Motorcycles may park in any standard parking space.

Yes a deposit would be required and satellite dishes cannot be mounted to the building.
